Drone imaging for roof inspections
Why are drones used to inspect roofs?
Drone inspection isn’t a perfect way to inspect a roof, but it does allow us to promptly and safely inspect roofs. Sometimes drone inspection is preferred because it enables visual, non-destructive inspection of a roof without requiring the inspector to be on the structure itself in cases when it is not safe or possible to physically get onto the roof.
When roofs are not accessible, a drone may be used to capture hi-resolution aerial photos and videos. Drone photography is a relatively fast and efficient way for home inspectors to visually inspect the roof on inspection day.
Are drones used for all home inspections?
Drone photography is not included with all home inspections but may be included when necessary, at the inspector’s discretion*. A roof is inaccessible when it is too high, too steep, or too wet/snowy to access safely. Roofing coverings such as clay tiles, wood, or metal, or old or damaged/worn roofs may also inhibit a home inspector from walking on the roof.
How much does a drone roof inspection cost?
If a drone is used to inspect the roof at the inspector’s discretion, there would be no additional charge, other than the inspection fee.
Independent Roof Inspections (roof only; Not part of a home inspection) start at $195.
Can a roof inspection with a drone identify every deficiency?
Unfortunately not; the drone inspection must take place from a safe distance, therefore it's possible that some conditions were not apparent to the inspector. The drone is a useful tool for promptly viewing the roof when it is not otherwise accessible, but it does not allow the inspector to use all senses such as hearing, smell, and touch. Further evaluation by a qualified roofer with safety harness and fall protection equipment is recommended as soon as possible.
*Drone imaging may be included in home inspection reports, at no extra charge. Please request drone imaging in advance.
